Applications to finish off housing estates

Applications have been submitted to council planners seeking permission to carry out works to complete work at two existing housing estates in the county.

Louth based Datum Contracts Limited submitted an application to Cavan County Council last week asking for an extension of time to complete external works to 13 substantially completed unit at “partially constructed” Lois na Ri housing estate at Munnilly, Cootehill.

The development first received planning back in 2005 on foot of an application from Stephen and Elaine McCann who sought to build a new mixed housing development of 51 dwellings in three phases.

The development was to comprise of three blocks of four two-storey town houses in two types; 32 two-storey semi-detached dwellings in two types; one block of three two-storey town houses; and four semi-detached dormer bungalows, together with entrance walls, piers, access road, and all other ancillary site works.

Further information was submitted with the application, which was granted with a total of 52 conditions attached.

But planning for the development expired in October 2017, following which John and Michael McCarey of Datum Contracts Ltd lodged plans to complete work to 13 units, as well as build the 40 new houses.

Permission was granted with 18 conditions attached.

Datum Contracts’ extension of time would allow them at some point to carry out alterations to the site layout, as well as revisions to the site boundary, road and footpath layout, and the layout of open space.

The new application again outlines their intention to construct 40 two storey units comprising of 34 semi-detached dwellings and two blocks of three townhouses.

The works would also allow for the completion of site services.

“The development is to be completed in 4 no. phases and will consolidate the site as a 53 no. housing development,” states the latest application.

Virginia

Elsewhere, in Virginia, Doontas Rowan Ltd has sought permission to retain and complete the revised site layout of a previously approved development at Yew Park, Virginia.

The previous application, by Peter and Pat Cullen, is in respect of Phase 5 of Yew Park which comprised of 12 fully serviced dwellings - eight two storey semi detached and four single storey detached dwellings - together with all associated services, site works and roads.

Permission was granted with 35 conditions attached.

The application by Doontas Rowan is for alterations to include revised front boundaries, revised car-parking and footpath arrangements, together with all associated site development works.

A similar application lodged in 2018 but later withdrawn.

Decisions in respect of both applications are due in August.
