Plans for new Cavan Town housing development

It's proposed to develop a new 30-unit housing development in the Tullymongan area of Cavan Town.

Galetech Sustainable Living Ltd is seeking planning permission to demolish a disused storage shed at Tullymongan Upper to make way for the development, which is being built, according to submissions, in response to the housing “demand for increased delivery of one-bed and two-bed” dwellings in the county town.

The brownfield site (0.3504 Ha) is located adjacent to the existing Lakeview housing development, and the 30 units will be developed in two parallel three-storey blocks. Each will accommodate six one-bed apartments at ground floor level, six two-bed duplex units at first and second floor level, and three one-bed apartments on the second floor with entrance at first floor level.

The housing blocks will also each have integrated bin storage, car and bicycle parking, and the proposed development will be connected via an associated entrance and site service road.

Craftstudio Architecture was commissioned by GSL Ltd to design the compact own-door housing development, and submitted a design statement on the company's behalf to council planners.

The site is beside an existing housing development and a wayleave through the site is to be provided to grant access to an adjacent greenfield site.

“As a common denominator, each unit type has its own amenity spaces accessed from the living, dining, and kitchen areas. Balconies are stacked on top of each other. All residential units are dual or triple-aspect with the exception of two apartments,” says the design statement attached.

A decision on the application is due early next year.

Retention sought in Kilnaleck

Meanwhile, Galetech Sustainable Living Limited has sought retention in respect of constructed alterations to the location of a dwelling house site boundaries previously approved, and permission to complete an unfinished dwelling house and associated site development works at Clonoose Big, Kilnaleck.

It is one of several similar type application currently lodged by the local business with Cavan County Council, decisions on which are due December 18.

Retention is also sought for three more properties, again with constructed alterations, to a dwelling house and site boundaries previously approved granted at Killykeen (E.D. Drumlumman), Kilnaleck, together with permission to complete the unfinished dwelling house and associated site development works.
