Green light for new Cootehill housing development

Plans to build 26 new houses in the town of Cootehill have been rubber stamped.

Greyrock Trading Limited secured planning permission in respect of plans to build on lands at Magheranure, Cootehill.

The development will comprise of 20 duplex units accommodated in three, three-storey blocks.

There will be 10 two-bed and 10 three-bed units; four single-storey, two-bed, semi-detached bungalows and two more two-storey, three-bed, semi-detached dwellings.

Significant further information was received by the council during the planning process. The planning also provides for a service road, site boundaries and open space, connection to services and all associated site works.

The site has a planning history for residential schemes, which have since expired, and in respect of the latest proposal, a pre-planning meeting took place between architect Martin Gormley and Senior Planner, Nicholas O’Kane, and Area Planner, Michelle Fitzpatrick, in September 2024.

It was noted that Cavan County Council do not own the right of way access and maintenance of the green open space is the responsibility of the homeowners within the adjacent estate. As a result, a new entrance will be formed off an existing residential development internal road serving 'Bellamont View'. The proposed access point is designated as a local private road L2032, in ownership of the local authority.

Permission for the development was granted with 43 conditions attached.
