The house in Killeshandra that successfully went under the hammer at Smith Property online auction last week.

100% 'success’ reported at Raymond Smith online auction

“Remarkable success” is how Raymond Smith described the company’s latest online auction, which took place last Thursday, March 13, with a 100% success rate.

Seven lots went under the hammer, all of which were sold on the day. They included a site, semi-derelict cottages and fixer-uppers, as well as affordable homes in Ballyhaise, Killeshandra and Kilnaleck.

The star lot of the day was former country house hotel, Boolies, on the Kells Road in Oldcastle, Co Meath.

It was advertised in advance with an advised minimum value (AMV) of €350,000 and the hammer eventually fell on the property, at the foothills of Loughcrew, at €450,000.

“This continued success highlights the growing preference for the auction method, offering buyers and sellers a transparent, efficient, and results-driven transaction process,” continued Mr Smith before pointing to the key results on the day.

The average sale price achieved at auction was 54.5% above the AMV listed; there were 27 registered bidders for the sale; and 69 bids placed in all, with all contracts binding.

Following the success, the next auction is scheduled for Thursday, May 1, and Smith Property is seeking suitable properties for the sale.

“If you are considering selling your property, this is an excellent opportunity to achieve outstanding results through the auction process,” the local auctioneer encourages.

“Our expert team is now accepting property entries across Cavan, Monaghan, Meath, Leitrim, Longford, and Westmeath, and we would be delighted to discuss how this method could benefit you.

"Competitive bidding ensures properties reach their true market value; open and fair bidding benefits both buyers and sellers; sales are completed efficiently, minimising delays; and properties are sold in their current condition, which provides clarity for all parties involved.”

Expansion

Smith Property is expanding with the opening of a new office in Bailieborough in April - the third for the company.

Mr Smith says the “strategic move” strengthens the business’ presence in the region and enhances the high-quality services it provides to valued clients.

The new office is located in the premises formerly known as La Mirage Boutique at the junction of Main Street and Anne Street.

“With prime visibility and high footfall, this location ensures maximum exposure for our clients’ properties,” he continued.

“The premises is currently undergoing a high-quality modern fit-out. The space is designed to offer an inviting and professional environment for both clients and our team.”
