Multi-million euro housing project for Ballyconnell

Galetech Sustainable Living Ltd has lodged plans to build 46 homes near the centre of Ballyconnell Town.

The Cavan-based firm is proposing to build 24 “own door” apartments within four, two-storey blocks at Preaching House Lane and Main Street, Doon, along with 15 more two-storey homes - seven four bed and eight three bed homes - and seven more two-bed bungalows.

The plans also provide for access roads from the main road, footpaths, boundary treatments, parking, drainage, landscaping and all ancillary site works necessary to facilitate the development.

Monaghan based Craftstudio Architecture submitted a design statement on behalf of GSL, outlining how there is a “consistently high” demand for housing in Ballyconnell and the wider Cavan area.

Craftstudio notes that the 1.6 hectare site is “mainly greenfield land”, though it contains three “overgrown small single storey derelict” outbuildings.

The site is bounded to the north-west by the Kildallan GAA playing ground.

‘The apartments units all have their own front door accessible from the front of the properties and will appear more like a row of houses when viewed from the road, so that it is not distinctive from the surrounding dwellings,’ the design statement reads.

Private amenity space, meanwhile, will be provided to the rear of each dwelling, if permitted, with individual gardens at ground floor level and balconies provided for the first floor apartments on the front elevation.

Public amenity space is provided in the heart of the site, which will be appropriately landscaped and also allow for pedestrian connections across the site.

A decision is due in March.
