The holding outside Bawnboy comes with a three-bed dormer residence, which is really well presented.

Lively land deals in the west

It's been a busy start to the year as far as the local land market is concerned. Three new holdings have come to the market in west Cavan with REA Donohoe Spring.

Located at Burren, Doogarry, Ballyconnell, is a 20.41 acre farm. It's being described as “excellent quality land with substantial road frontage”. This parcel of land comprises meadow and grazing agricultural land with clearly defined boundaries and is conveniently laid out in practical sized fields.

It also boasts 150 metres of frontage onto the public road and is well fenced off.

The land has been drained and reseeded leaving level and productive grassland and is completed by a large bell mouth entrance with gated access and a stone laneway running through to the centre of the lands.

There is also site potential for a one-off dwelling, subject to planning permission, with water and electrical connections available along the road.

The land is located a short distance from the R199 close to the Cavan/Leitrim county boundary and is a short drive to the nearest amenities in the village of Newtowngore.

“Land seems to be doing well at the moment and this 20.4 acres is a really nice rectangle of ground, flat as a pancake, drained and reseeded - a great little farm,” says auctioneer James Spring.

“There is some site potential as it runs along a road where there are one-off houses in the immediate vicinity. It really is a parcel that has lots of potential.”

Viewing is by appointment only and is highly recommended. Price is available on application.

Grassland in Ballyconnell

Meanwhile, final offers are being taken on a 10.2 acre holding on the outskirts of Ballyconnell. It boasts good quality grassland that is laid out in one convenient parcel and slopes gently down from east to west.

Access is via a laneway from the public road where there are clearly defined boundaries of mature hedgerow.

Described as “quality, productive ground”, the farm would make an ideal small holding or addition to a larger farm and is perfect for all types of livestock, including horses. Water and electrical connections are available along the road side and there is also potential for use as a one-off residential site, subject to planning permission or as a private camping site.

The property is situated in a scenic rural location, 100 metres along a cul-de-sac lane off the L1042 and close to the R205.

It is just six kilometres to local amenities in Ballyconnell and is close to many local fishing lakes including the Shannon-Erne Blueway.

“The price on this is currently standing at €120,000 and we are anxious now to move the sale agreed on this one,” added Mr Spring.

“It seems that it's more practical to obtain a smaller piece of ground and, if interested parties have to pay a bit more for it, then they are prepared to do that. Land prices are on the increase anyway but it is good to see the appetite out there especially among farmers - people who are going to buy this land and use it.”

And, also new to the market is a 36.9 acre residential farm that comes in one block of land and is ideally located outside the village of Bawnboy.

This holding comes with a three-bed dormer residence which is really well presented. Behind it lies a cluster of outbuildings and sheds.

“This is coming to market in one lot and will appeal to farmers, young couples who wish to reside in the countryside and speculators.

There is a lot of interest in this property as a whole. My gut feeling is that it’s all going to go in one lot," said Mr Spring.
