Almost 50 new homes planned for Cootehill site

A major new housing development is planned for Cootehill, with almost 50 houses earmarked for a site close to the town centre.
JJ McCauley Construction Ltd has applied for permission for the estate on a site on the Cavan Road. The dwellings are planned for a site between the Cavan Street junction and the town’s fire station.
The majority of the homes, 31, would be three bed, semi-detached dwellings. Eleven, two-bed terrace homes are also planned and three, four-bed semi-detached houses.
Two, three-bed terraces and two, one bed apartments are also included. Plans also include connection to existing services and all ancillary works.
A design statement, prepared for the applicant by Michael Fitzpatrick Architects, describes the land earmarked for the estate as “vacant” and says its current state does not “represent a sustainable use of lands”.
It continues, saying “the applicant is now seeking to develop the subject lands into a functional and viable use, which will create additional residential units within the town”.
It’s planned the estate would create “a high quality residential environment to assist in satisfying rural housing needs” and would “strengthen the town of Cootehill”.
The design statement also notes a “low rate of scheme housing”, or housing estates, constructed in Cavan in recent years. Using CSO data, it claims 156 such houses were built across Co Cavan between 2017 and 2021.
Cavan County Council has until October 12 to make a decision on the plans.
