Kingscourt site approved for 57 new houses
A major Kingscourt housing project has received the go ahead from Cavan County Council planners, but the the local authority has significantly reduced the number of units the developer has applied for.
KFE Property Development Limited's application sought to construct an 86 dwelling estate, with the planners approving 57 residential units at the site. Removed from the plans are 16 duplex units, and alterations to the lay out of the site to reduce the overall number of houses. The site is located at Dunaree, Kells Road, Kingscourt, Cavan.
The modifications to the estate size changed the overall mix of houses and apartment/duplex units. Although the original plans state they developer sought to build 86 units, it went on to identify the total as 60 houses and 28 apartment/duplex units. The houses were to include terraced, semi-detached and detached units. The plans are for two storey homes with an option for photovoltaic/solar panels on roof slopes.
The apartment/duplex dwellings were to be accommodated in seven three storey buildings with external access stairs to first floor level and terrace provided at first floor level to the rear of each block.
The proposed development was to provide for all site development works including alterations to ground levels; the construction of retaining walls; the provision of an ESB substation; internal access roads; car parking; footpaths; public lighting; landscaping; services; boundary treatments; access to the proposed development is via a new vehicular access from the Kells Road (R164) in the south-eastern part of the site.
In the course of the application significant further information and revised plans were submitted by the developer in response to queries by the planners.
The local authority received the original application in September 2020 and approved the proposal subject to 33 conditions.
As well as the changes to the number of units other conditions include adherence to the plans submitted, payment of €285,000 in development contributions and a cash bond of €2,000 per unit, and alterations to the designs and layout of some of the proposed houses.
Other considerations in the conditions include material finish, water and waste water treatment, pubic lighting, screening foliage, pedestrian links, paving, and the submission of a project construction and demolition waste management plan.
